Project Background
Cherokee’s Southline project consists of two
parcels along the city of Charlotte’s South
Light Rail Corridor System and adjacent to a
light rail station. The first parcel, South End,
is a 23-acre assemblage including a former
dry cleaners, service station and chemical
lab. The second parcel, Scaleybark, is a 6.6-
acre site located on South Blvd. Both parcels
are located only a few miles from uptown
Charlotte. Rail service began in late 2007
and ridership is exceeding expectations. Rail
service extending to other corridors around
the Charlotte area will begin within the
coming years.
The Cherokee Solution
Cherokee worked closely with the Charlotte
Area Transportation System (CATS) and
Mecklenburg County to secure TOD-M
entitlements. The former industrial sites
are now rezoned to “Transit Oriented
Development – Mixed Use” classification, a
flexible classification with urban densities.
Cherokee will work to ensure that each
site is consistently developed to provide
a broad range of market-tailored mixeduses,
adequate open spaces for community
interaction, and the strategic placement
of facilities to enhance safety and create a
community network.
Redevelopment Plan
Cherokee retained Shook Kelley, a leading
architect and design firm, to prepare a
master development plan for the sites. The
plan includes a combination of commercial,
residential and retail uses and various
infrastructure improvements. This mixeduse
design will create an intermodal
transportation hub that will reduce traffic
and improve air quality. The development
will also reduce development pressure on
greenfields. The development will take
advantage of significant property assemblage
and enable placemaking to occur in a sizable
and meaningful way. Cherokee Southline will
be Charlotte’s first redevelopment project
to fully leverage the benefits of mixed-use,
transit-oriented development, and it will set
the tone for subsequent developments along
the Light Rail Corridor.
