Project Background
Located approximately eight miles south of the Charlotte city limits in Fort Mill, SC, the Kanawha site is centrally located to attract citizens from both North and South Carolina. The 400-acre property was donated by Jane Spratt McColl to the Culture and Heritage Foundation of York County, SC, as a place where the Foundation could build a new museum that focuses on man’s relationship to the environment. Along the Catawba River, approximately 50 acres of the site will be used to construct York County’s Stans Museum of Life and the Environment—a unique museum exploring the links between human cultural history and natural history.

The Cherokee Solution
Cherokee acquired the Kanawha site in 2006 from the Cultural and Heritage Foundation. The property will be developed as an environmentally sustainable community that demonstrates the museum’s principles and mission. Kanawha represents a new category of living where development decisions create a unique sense of place for residents and enhance the ability for future generations to enjoy a healthy environment. Kanawha is a cooperative effort between Sustainable Development Group, a subsidiary of the Culture and Heritage Foundation, Cherokee and William McDonough + Partners.

Redevelopment Plan
Kanawha will include residential, retail and commercial uses with abundant open space to protect habitat, wetlands and streams, and conservation buffers on the Catawba River. Shook Kelley, a leading architectural and planning firm will help develop an integrated urban design for the site. In addition, McDonough + Partners will play an integral part in the development, creating an environmentally sensitive design and land plan. Commercial district buildings will be LEED-certified, and homes will be certified under the EarthCraft House program, a green building program that serves as a blueprint for healthy, energy efficient homes that protect the environment and reduce utility bills. The current development plan also includes an outdoor amphitheatre, a farmer’s market and numerous recreational opportunities.
